Knight Frank's Planning Department offers a dedicated team of professional planners experienced in the latest planning policy and Government guidance. Their role is to advise clients how best to achieve their property objectives through the planning system. Our clients are property owners, occupiers, developers, Government departments, and local authorities and we act for them in a wide range of instructions.
Planning Appraisals: We assess the potential of land and buildings for alternative uses and development setting out a strategy by which those alternatives can be achieved.
Planning Applications: We submit planning applications for all kinds of new developments - housing, offices, industry and warehousing, retail and leisure developments. In addition, we deal with changes of use, advertisements, lawful use certificates, minerals and waste development. Where appropriate, we prepare full supporting documentation including retail and leisure impact statements, and, where necessary, we will appoint specialists to assist in areas such as highways, architecture, archaeology, and arboricultural issues.
Listed Building Consents: A significant proportion of the buildings which we deal with are 'listed' and located within Conservation Areas. We submit the relevant additional applications to cover these issues alongside the associated planning applications.
Planning Appeals: We advise on the appropriate method of appeal - written representations, informal hearing or full public inquiry - and will brief counsel as appropriate. Before embarking upon a planning appeal, we would advise the client on our understanding of the issues involved and the likelihood of a successful outcome.
Development Plan Representations: We are experienced in dealing with objections into Structure Plans, Local Plans, and Unitary Development Plans and have appeared for clients at Structure Plan Examinations in Public, and Local Plan Inquiries, though we also deal with representations by written submission. We act for objectors seeking to have their land allocated for development, for those opposing the allocation of land for development, for Government departments, pension funds, corporate clients and individuals.
